Here is important setup information first. We are intentionally presenting it here to start our Refunds page. The purpose is designed to help you to understand the key factors which influence the Sonoran Sun Direct refund policy. This should also explain why our policies require a customized approach.
What We Are Not
1. Keep in mind, we are not the Four Seasons, Marriott, or Hilton. Sonoran Sun Direct is not another billion-dollar corporate hotel chain. Instead, we are a local, small business with one location. We only manage an organized effort for select Sonoran Sun Resort condo owners. They are fellow Rocky Point lovers who share their individually owned condos with renting guests.
2. The Sonoran Sun Resort has a total of only 228 condos. Less than half are available as rentals. This means we have nowhere near the booking capacity of a chain hotel location. Hence, our business model cannot withstand refunds on last-minute cancellations.
REBOOKING POLICY
Rebooking a confirmed reservation provides 2 specific options if requested more than 30-days before the arrival date.
- 1 change of condos can be requested depending on availability. There is a $30 USD fee plus any difference in rates.
- 1 change in dates can be requested depending on availability. There is a $30 USD fee plus any difference in rates. The new arrival date must be within 90 days of the original.

REFUND POLICY
- Every person making a condo rental reservation must be at least 25 years of age, and able to prove it upon check-in by showing a valid government issued ID in their name only. The ID can be either a valid passport or driver’s license. Any reservation made which fails to comply with this will be immediately canceled. There is no refund or rebooking.
- If a confirmed reservation is canceled more than 30-days before the arrival date… you will receive a full refund.
- If a confirmed reservation is canceled more than 14-days before the arrival date… you will receive a refund minus a cancellation fee of $50 USD per night booked.
- If a confirmed reservation is canceled 14-days or less before the arrival date… there is no refund.
- If a confirmed reservation is altered by a guest’s late arrival or early departure… there is no refund.
- Any “no show” by a guest automatically cancels a confirmed reservation 24 hours after the scheduled arrival time. There is no refund.
- NOTE: Please be aware of holiday restrictions with specific “blackout” periods when there is no refund or rebooking for confirmed reservations unless more than 30-days before arrival date. These holiday refund/rebooking blackout periods include the following times each year:
Semana Santa (Easter) Weekend
Memorial Day Weekend
July 4 Weekend (or 2 days before or after if during the week)
Labor Day Weekend
Veteran’s Day Weekend
2 days before any of our designated Sonoran Sun Special Events
Outages: Remember, you are traveling to Mexico. Neither the Sonoran Sun Resort or Sonoran Sun Direct can be held responsible for any outages with the designated utility providers such as CFE, the electricity utility, and Oomapas, the water utility. Any temporary inconveniences while unfortunate, are clearly not within our control. Therefore, no refunds in these cases can be offered.
